What is a 1031 exchange?

Under IRC Section 1031, when you sell an investment property and reinvest the proceeds into like-kind property, you can defer 100% of your capital gains tax. Every SFR on Yieldhouse qualifies as like-kind replacement property.

The two critical deadlines

45 days — Identification deadline
From the close of your relinquished property, you must formally identify replacement property in writing to your QI.
180 days — Close deadline
You must close on your replacement property within 180 days. Yieldhouse targets 30–45 days — leaving you plenty of buffer.

The 3-property rule

Under IRS rules, you may identify up to three properties regardless of total value, or any number of properties whose combined value doesn't exceed 200% of your relinquished property's sale price. Most Yieldhouse buyers identify 2–4 properties within their 45-day window.
